What I'm going to share with you in this podcast would mean three million more dollars for me if I had implemented it eight years ago when I started as a real estate investor. So I actually found really great deals, got nine rental properties, held them. They appreciated a million dollars since I started just on nine properties. And I didn't even put all these down payments that are huge on all these properties. In fact, most down payments I put were zero because I found such good deals. And the point I'm trying to make is you may be here trying a wholesale, et cetera. It took me seven months to get my first deal because I was limited by my budget to reach with mail, which was a great method, but it costs 70 cents per postcard at the time. You could reach a homeowner for five cents or less. If you're using a dialer, if you have an unlimited amount of minutes, I mean, you could drive that price even lower. My point is I was scared of cold calling and that's why I didn't do it, but it's not scary. Actually, I'm going to show you real conversations that I had after doing nine hours of cold calling last week, much of it in front of a live audience. And I wanted to show you exactly how I made those 350 calls, just showing you some highlights of those 350 calls. They were actually zero that were mean. And that was the biggest scare that I had was like, well, what if I don't know what to say? And you could see in these calls, like, I don't have all the answers. It's okay. I can say, I don't know, but I want you to listen to this because it will make you more comfortable and you got to remember you can't see the wrong thing to a right person and you can't see the right thing to a wrong person. So all we're trying to do with cold calling is if you have more time than money, it's a great strategy to just try to find the right person. Hey, is this carolie? Yeah. Hey, carolie. Yeah, that was wonderful. Okay. Cool. Yeah, they were pleasant. So nothing too scary has ever happened to me making 250 calls so far. So, somebody asked, what is the idea besides just transcribe it? Well, here's one thing it does. It told me that this lead should be marked as wrong contact. That means I automatically will not get this thing in my follow up queue again. It also actually left this note. And it's not the full transcript, but it's a very quick summary. So that's really convenient. It allows me to just go out of the next one. It's friend time it's a call, but it's really the living form on there. I'm just a little oriented, like the real kill buddy, right? I like that she addressed me as a friend and she's going to give me a, I think a ring link, but Ed said writing, which was also welcomed. Welcome. I'm pretty sure. You have a voicemail. That sounds amazing. Do you just invest there or do you buy other types of properties in California? We have other timeshare. We have other properties, but also one, but that one I would never, ever consider. Walk out the front door and you're on the van. Yes. You can go anywhere in Southern California for $600 a year and be on the sand as you walk out your front door. That's nowhere. Yeah, that's pretty remarkable. That's amazing. I just was asking if you. I wonder why don't you check with them. I mean, if you can find an owner that is willing to do it, I'm not because I don't want to overstep, but you can buy it. You can get a studio there for $1,000. Are you serious? I'm fucking with the earlier. Oh my gosh. Okay. $1,000. I'd just bought two more studios there, $1,000 a piece. So do you exclusively invest in time shares or do you have any regular? No. No. We don't have we, we bought, we have one in Vegas that was the first one we bought. If we would have known better, we would have never bought there. We didn't have any clue that you need to buy where you want to go, but don't buy where you want to go. Especially in Southern California. You ain't going there. Yeah, absolutely. That makes complete sense. I mean, in the blue whale, you can go there once every five from seven years. That's it. You can't own there and you want to trade into there. They will only let you come one if bought five to seven years. There's only 12 units there. Yeah, it's really rare and hard to get in there. If I come across something like that, would you be interested in me sending it to you? No, I just bought two more units. I can't afford it anymore right now. And the one bedroom that you've had and thought on that. Well, just the, it's just, I guess, they have an abundance of units that are, well, studios that, you know, people want a one bedroom or, you know, a lot of them are two bedrooms. I mean, during the summer, you don't want to even go there because it's just it. Okay. Yeah. No, I definitely don't want to spend my vacation relaxing time around all the kids. No, me. I'm telling you, though, if you can find somebody that wants to own a unit, I know they're going to tell them for that more than that because they probably bought it with more than that at this point. But if you can find to me that they want to sell their unit, I mean, I'm not telling you this for any reason, but then I think it's the best, actually the best opportunity in town. If you can, if you can, I mean, I don't know if you called down there and talked to the office. Don't do, you can't go through RCI, any of those places because they have their own system and you don't go through anybody else, you go there, but them understand. You're on the side of the tier where it mostly rentals so people don't go there. Yes. You know what I'm saying, it's like, you're on the side, you almost, when we're down that we go to September, October, whatever, it will be, um, you're actually, you almost have the beach to yourself. And it sounds very nice. Well, hopefully we can actually get down there the beach over to the harbor. You don't even have to get in your car. Well, hopefully we can get, uh, down there the same week because I feel like we just kind of became best friends. Well, not only that, but, you know, we've had, we started going to the blue, my, my parents at a time care, they traded into the blue whale, then we went down there when they were down there and I fell in love with the place and we bought a unit right after that. And you know, my husband and I were getting ready to retire and I told him, we, we bought, we actually live in Ratcha Koopa Honga, but, but he had, but the, um, time share down there. Um, I, I want, I, I've been trying to convince him to move to the beach after we retired, but he's never going to sell this out. I got you. All right, so, but that's how a call coming into looks like, by the way. Is, yeah, yeah, so normally just so you know, my process in order to get you an offer, usually involves about 20 minutes of just exploring questions, getting details about the house, et cetera. So, if you want it, we could do that. But I just found right now, I've got a call here, even like a Marvie 500 or 40, so, my apologies. That's okay. What do we need to call you about tomorrow, or later this afternoon? Tomorrow, when we find... I'll call you tomorrow. So, this month, I made 179 calls on 63 properties. So, remember, some properties have multiple numbers. So, you take the number of properties you prospected, divided by the number of connections, and that's how you get 33%. We had four appointments set, so I did set a few yesterday, and we had four warm leads. We left 56 voicemails. We had 62 no answers, and we had 11 not interested. We didn't really have any unqualified, but we had 32 disconnected numbers, and seven were skipped, because I didn't like that they were a timeshare. If you wanna make cold calling easy, remember, you can't say the wrong thing to a right person, and you can't say a right thing to the wrong person.
